I was generous in the counting, too and counted anyone that had real estate listed as a source, even if they had other sources.http://www.forbes.com/billionaires/IMHO, two things separate people who are wildly successful from the masses and even their only-10%-as-rich peers:1) Working really hard, and 2) luckBeing in the right place, making the right choices even without all the info, and being involved in the right businesses at the right time make a HUGE difference.

If you are planning to sell the property to an owner occupant there are still all the disclosures and regs to consider, but it can be done. 5 props a year seems generous and I can't help but wonder if that was meant to preserve the old school business model of offering seller financing.
