If you look at bigger pockets members, there are countless numbers of people on here that have been members for a long time with lots of deals under their belt.

However I know countless of out of state investors that are doing EXTREMELY well.

They owe you money but they also spent countless hours caring for you, so I would forgive the debt and move on.

And if you are a nice person, it's even harder to turn them down.So, what worked for me and countless others, is to write up a list of criteria.  

I mean, yeesh, just the man hours for someone to write the manual on the new procedures for all of this will take up countless hours and meeting after meeting.What a nightmare.And the really stupid thing, is that there are already laws in place to deal with slum landlords.
