Review fee schedules carefully – there may be separate charges for whatever 3rd party custodian they are using.The third company type is a Facilitator.

You sound like you're probably headed for deep and shark infested waters on an air mattress, (LOL).Land contracts are pretty well dead in the water, two issues, one is with the new laws pertaining to seller financed transactions, if you pass a lending contract on to a buyer you're facilitating a loan assumption and doing so as a business may have consequences.

I have in the past been told to set up separate accounts for each property to facilitate moving to a series LLC...which I have not done.I recently took a QuickBooks class and I don't think I'm there yet.

Dodd) that requires that a licnesed broker be involved and facilitate the transaction on any owner carried notes generated (however, I do not believe that includes the generation of a note from the home owner borrowing from the lender - only the home owner who becomes the lender and sells to the buyer with the note carry-back).I have done many deeds of trust securing a loan from a private investor as the borrower and none of which was publically advertised or violated any of those SEC rules, all of which are from people I have formed a relationship with, and all of which were not "pooled funds", just one investor gets one deed of trust (and in some cases, a second investor with a second position deed of trust.
