My question is whether it would be worth it to sit for the RE exam in order to gain access to the MLS.

Worth required the seller to provide the Owner's Policy for TI, while in my area, only the title examination is provided by a seller as proof of good title.

You've obviously gone to significant effort to document and examine the problem, which is a heck of a lot better than a tenant who calls and says "the heat doesn't work".
