HUD dictates occupancy in housing and has guidelines as to size of rooms required for a bedroom, as I recall it's 70/80 sq ft at least 7' wide (allowing a bed) and ceiling averaging 7' or more in that calculation (like attic spaces).There are gender and age requirements, where small girls and boys can double up but older kids must have their own room or be with the same gender.

I filed an emergency eviction which resulted in the sherrif escorting her off of the property the day after thanksgiving (6 day from file to eviction since I proved in court that she was a hazard to the property) I have little doubt she was homeless for the holiday and I have no regrets.I am not a monster, again please see my post "I like my tenants" if this post would lead you to believe I am a scumbag.The truth of the matter is I believe with 99.9% certainty that my tenant and her daughter and the gentlemen who were staying the night were using drugs/alcohol to the point that they could not identify a small problem for at least 12 hours.

I have never put more than $10 for an earnest deposit ever since I lost $200 on a deal gone bad.Now I spend a lot of money on marketing, direct mail, bandit signs and I even pay girls to walk neighborhoods and hand out my door knob hangers.

We didn't know what the problem was to be honest but eventually we found a girl we loved and she has been the best tenant ever, treating the place like it is her own home and even watching our animals when we leave for vacation.
