I paid around 130k for it at the lowest point after the crash (and it needed some work).I'm sure you could find a property for 30-60k in metro Phoenix, but it certainly wouldn't be in an area that I'd want to deal with.I'm not sure what the rental market looks like in the AZ/Cali border cities like Yuma, Parker, Lake Havasu etc, but I imagine the mean prices would certainly be closer to that $60k point.

You would be best advised to seek out both an accountant and lawyer who specialize in cross-border investment to help you plan your execution.

Put a fancy border on the top edge.A garage door opener costs a couple hundred bucks and it has a big wow factor.

The way I view Michigan in a macro sense is (a Rabbit jumping over a Mitten made up of):D-Town proper-- Dangerous are with fixup areas inside the border.

However, that could change because we're looking at going beyond the border.

For some perspective, I have owned 4 plex's in Lansing, IL,  a south suburb of Chicago that borders Indiana.  

@Minu LalDo a search of the forums here and, more importantly, find yourself an account experienced with cross-border business.LLCs do not exist in Canada, so you would not be setting one up here.  

Even then I recommend buying in state or bordering state that is within 2 hours away (so you could drive there if you had to)  I have a portfolio of rentals in Dayton OH and have had mixed results. 

However, each person's situation is different so best to consult with an experienced cross border tax and/or legal specialist.  

the main difference is hiring a contractor from afar can be something that is very hard to do bordering on a nightmare scenario...
