hello every body, great site here and i am thankfull, i am in lower va 24112 area,i have absoultly the criedit i can, due to a divorce, but i am working on it....i do how ever have a decent paying job, so i am looking to buy one or two of these house's i see in the local area, between 11 and 19,000 deal is i will be haveing to pay cash, thats why the small start up, having owned several homes before i am aware or the process and other fee's that apply. ok here are the questions,1) if i buy in a lower income area, will i always be viewed as a low income landlord?

Understand that the proximety to a body of water has nothing to do with flooding, it's the terrain features and elevation as Jon pointed out, there are flood areas in Kansas!

I was blown away at the first bill.We had several dead bodies cleans up and even shootings and they where always in the 5-10k range.Meth lab was no joke, and the bank I worked for took it super serious. 

There's a huge body of law on this and I don't know Ohio law (I presume that's where you're buying since I recall that's where you invest), but most likely the more specific, remedies provision is enforceable.

Find some body who is in the trenches doing it and not printing books talking about it.

This has to be made a part of the lease either in the body or an addendum.

It's just an addendum that lists additional information not in the main body of the purchase and sale or lease agreement.
