Note a jurisdiction can exceed the state ADU regulation, but in most areas you can only add one ADU.

Other comments I agree with but want to add one more thing: either rent it or sell it.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.
