The more robust financial modeling programs are really nice but things can get expensive and at my level with not having to pay out investors etc a self built model in google sheets really seems to be the best bet.Happy investing !

It comes down to the Bank/Lender you work for so I would suggest you contact your compliance desk before you enter into a dual contract.It's great to have licenses to buff up a resume but my personal opinion is pick a lane.

The way I look at it now, and it's only my opinion, is that markets that have not seen high appreciation at this juncture in time, given the overall robust economy and strong appreciation in many markets, have no real reason to appreciate much moving forward, barring specific and unique local developments.

@Adam Williams I can only speak to Colorado Springs, but I think the areas you mentioned should reasonably expect to continue to see very nice growth over the next several years.As @Chris Lopez mentioned, we are helping a few clients buy around Wolf Ranch for house hacking- specifically NOMADing- (most of the newer neighborhoods around the Powers Corridor prohibit the rent by the room strategy in their covenants, but that's a different topic) as there is a lot going for that area and should hopefully continue to be robust in the years to come.
