I have found that people in the REI community are generally super welcoming and looking to collaborate.

Probably not buying it, or negotiating way down due to the fact that I know im going to be making replacements soon.If I already own the place I am setting aside at least 10-15%, but understand if you haven't been doing that for many years prior it is barely going to put a dent in the cost of those items if they all need replaced at once. 

lol but seriously I've had this book for two days and my life is already better, more organized and I can prioritize my day, and know everything that's important in my life gets attention, this is amazing.

Working in partnership with others and creating a team with which to collaborate is my ultimate goal.As far as education goes, I have a dog-eared copy of Mat Sorensen's book "The Self-Directed IRA Handbook" close at hand on my desk at work.

One thing I talked about with the woman in Wellington was approaching the HOA and asking what people's concerns were and trying to work collaboratively to address those concerns but also proposing a "win" for the HOA - potentially in the form of a percentage.
