You need to address this issue if you have exhausted all options install a min split or window unit to help the central unit catch up.

One other point of clarification:  An exhaustive guest waiver does not relieve the property owner of liability. 

If you have exhausted all your options a 4.5% is not bad I think, you can pay your original investor and you own the property.

It doesn't make sense to construct unless inventory is exhausted that is existing and you have to build to gain units.

I'm not that familiar with your area but I would be weary of venturing out of state (as in it's unreasonable to travel to a unit in a day) unless you've fully exhausted all the markets within, say, 100 miles of you.

We like the person and don't want to get her in trouble, and will only escalate things after exhausting all other options.

I often consider if instead of dumping $1000 here or a $1000 there into some pistons, supercharger, exhaust, etc and put it in a S&P500 tracking mutual fund how my life - financial or otherwise - might have been different.But then, in that same breath, I often think of how perhaps everything happened exactly as it is supposed to in my life.
