That's what we do and it works like a charm.

And to all those people complaining about homeless, **** on the street, petty theft etc, thats all part of the charm of SF, its a feature not a bug, very few ppl will move out of here b/c SF city govt cant clean up the tenderloin or parts of SOMA.

If you accept pets, I can tell you that the pet lovers are very attracted to an apartment without carpet.

Ive come across a charming 1475sqft 2/1 SFH built 1958 in a marginal neighborhood in tampa fl.  

I pay departing tenant $10 to clean the place before showings and another $100 if we lease their place before they move out.This incentive works like a charm.

The other thing that you can do is to tell them that you understand that they are housing three more dogs so you need an additional $750 pet deposit ($250 per dog) if they wish to continue.I'm an animal lover, but I also know that it isn't healthy for 5 dogs to be in that small of a space...and as a business person, it isn't good business, either.
