My current tenants seem financially stable, but in the past I've had tenants whose rent payments bounced on occasion. 

I also D4D on occasion when I can find the time.

The same advice has been given to me too on multiple occasions.

If the main concern is turnover, a Realtor with good rental understanding should be able to fill your unit for under a grand on the occasions you have turnover.

@Henry LazerowI feel like In these days and times, tattoos are just another thing like having freckles or a guy having earrings in the early 90,s I mean unless it has trashy writing like **** the police or nazi **** on your body it’s over looked, as long as you talk proper and your dressed proper for the occasion.

I’ve been promised on several occasions that all let rent and late fees will be paid in full.

Would never let them win intentionally, but it happens on occasion anyway!

On a couple occasions have had to get a local attorney to write them a letter. 

There has been some deals that came at a time where I already had projects going and it would have been best for me to have simply shared that deal with other buyers.On a few occasions I have let a couple of wholesaler acquaintances help me find an adequate placement for a deal.  

In the time I've spent listening to the BP podcast and reading real estate books, I believe I have heard on several occasions that it is not a good idea to try to time the market.What is the overall opinion on this?
