On the same token, investors don't want to throw their money into a pit of a house that you might not be able to finish.From an investor point of view there is a BIG difference between:I'm looking for 100% financing and we will be flipping a giant mess of a 3/2 in Smithtown, USA.vsI'm looking for a money partner on a flip in Smithtown.  

It's very competitive and the market is full of giants with golf courses, aquatics, tennis courts, and lakes.

We are either shady LLCs, giant faceless corporations, or just some random mean old guy.Experiences with slumlords who wont do maintenance. lots of reasons to hate us. we're bill collectors who are also preventing them from having pets and telling them they need to mow their lawn...

Deals run fast and taking up investors time (in the real world, not here as this forum is for asking questions <just better ones>) without full info is a giant negative.

They hire the best to run the speeches but you never hear from those guys again, Once you pay those giant sums, you are left to deal with some girls over the phone that keep being replaced (I went through three girls so far), When you call the office is not even identified as anything to do with Chad (The Guru?)

Majority of the the time, most multifamily that comes up, are the ones that need a lot of work, why would anyone sell a giant cash cow?
