Tuscany had a wall of books, with a really diverse selection.  

as @Anthony Angotti Angotti mentioned, it's worth looking into Pittsburgh.Always ranked as one of America's "most livable cities", great amenities, charming neighborhoods, interesting topography, diverse economy, good arts, food & & culture, great sports, relatively protected from natural disasters...it has winters, but not nearly as bad as some more northern cities. 

The public policies are good and the quality of life is high here...diversity is the driving force for population growth here...our average age is 30...and no industry is over-leveraged...combined with intentionally underbuilding and we're 40,000 housing units short of demand...and 70,000 affordable units short of demand.

That keeps the various neighborhoods diverse. 

Like NY, FL is diverse with respect to the real estate market.

This gives us a nice diversity having one unit as LTR and one as MTR and we know we can always pivot back to LTR if we needed to, though that hasn't been an issue.
