I'm also going to check out the "Pay Near Me" option but it will be secondary to the SparkRent for when we go solely electronic and have a tenant with no computer or alleged broken computer.  

If you have this estoppel then you can provide it to your legal counsel if and when it may be needed.The alternative is to threaten to walk from the deal unless the seller agrees to have escrow hold back this months full rent and the security deposits purported by the tenants to having been paid until such time as the landlord can leverage the tenants to comply in validating the information in the estoppel or the seller can produce documentation that supports their claim that no security deposit exists.If I were in your shoes and didn't know exactly what my legal standing is as a buyer under a contract for sale or post closing as a landlord with allegations of existing security deposits from tenants I might be evicting before receiving any rents I would contact an attorney post haste to get sound legal advise.

"Also anyone could sue you for any alleged reason and a good lawyer could file a motion for " order of examination" of your assets and you would have a tough choice to make.

@Cameron Pendergraft I would try and work something to where they did use a 1031 into a KC rental.

Less than 35 non accredited investors, no general solicitation or advertising, etc.The other 15 states are a hodgepodge of various laws or lack thereof.One thing almost no one understands that if you are sued by an investor because the investor lost money ( not talking about property foreclosure or liability for deficiency, but about being sued because you did not properly explain risks to investors etc), and you comply with SEC Reg D, you have an affirmative statutory defense against those allegations.

Wasn't this the guy that went missing during all this after leaving his estate to his wife or girlfriend who probably killed him and allegedly died in India?
