Last year myself and a partner purchased a wedding venue and a smaller hotel (7-unit) and had some silent investors in each deal.

It seems there are a lot of weddings and family reunions in the area.

By moving in, our monthly housing costs would go from $2500 to about $900 (6 months before our wedding too!!). 

AirBnB and VRBO units near sports venues and convention centers are suffering, but my friends with ski condos, mountain cabins and units near Moab (AKA 4X4 Heaven) have had record bookings since June. 

The intention is an event space, for weddings, corporate events, etc.

The zoning allows for a multitude of income producing uses (B&B where I could convet the guest house to 4 rentable rooms, a wedding venue which would require adding a barn) Agri-trourism uses with roadside stand, Christmas tree farm/lot, Vineyard, Vacation Rental, etc.

Not so much in the east valley though but those venues do bring in a lot of tourists so keep that in mind.  

I suggest you take a quick comparison look in whatever venue you are looking to weigh your options.
