Also if you're out there pounding the pavement and doing your own deals your broker should be flexible in regards to any sales quotas or goals they may have.

In my opinion it keeps you from bringing unwanted attention to yourself.

I think this strategy seems "penny-wise and pound-foolish".  

I got my roofer scheduled for this Friday and Saturday, but the area was pounded, so it makes sense.

The owner came to the door with a gun (reasonable when someone is pounding on your door in the middle of the night).
