Agents don't like out of date information, and investors don't like unnecessary phone calls, upset customers, and a bad unprofessional rep.

Some people don't like their name directly linked to rental property.Some people feel that a LLC is unnecessary and insurance is just fine.I have a LLC holding more than one property, but my annual fees are also not as much as yours.

Preferably a smaller shop architect, to save on unnecessary costs, and also one that utilizes Autodesk Revit for their work.

For beginning investors it is a unnecessary expenses that more than anything only provides a warm and fuzzy protection.Once you have employees a LLC would be advised.

My policy has $40K coverage for the unit, $15K personal property coverage (seems unnecessary but I believe it was a package deal), $6K coverage loss of use, and $300K personal liability.
