Its not uncommon for Section 8 tenants to not pay their co pay.. frustrating I know but what are you going to do evict them over 50 bucks ??

If I assign it before they are gone it should be a small thing for the end buyer to file an eviction and get rid of them.This is not that uncommon of a situation.

I realize banks are more careful now post-bubble but I have done a bit of research and it appears that banks uncommonly appraise homes for less than what they sell for, and usually above.
