The person who is willing to take action will get further as the person that buys good and average deals and yes, occasionally strikes out too, than the person always looking for a home run deal only. 10 years from today I'd rather have purchased 10 average deals than only 1 home run.

Southern Mexico is a bit different because of the land use laws here (lots of communal land), and there are always strikes (usually land use and labor issues), which slows everything down.

Having said that I use $100/door or 12% Cash on Cash Return, 1.3 or higher DCR, and a CAP rate near or above 8% to get my strike price.

I think before cities start setting up regulatory agencies to monitor people's activities, it would be better just to strike a tax compromise where all hosts are required to pay a percentage of their income to pay for some of the externalities that come along with Airbnb.

The agent, in order I guess to prove his/her usefulness to the renter, will cross or strike out some trivial lines in my lease agreement, and add in their own addendums and kind of mess up the lease a bit.
