If its homepath and 100% EMD the one thing I will watch for is to make sure you do your inspection and due diligence within the alloted time.Last time I had a homepath deal, my first one, I got a verbal counter from FNMA, the LA was late to inform me, then the back and forth on the price several rounds, and I didn't know then when FNMA counters that very day, was the "acknowledgment date" and I had 10 days from that day to do my inspection.

When you move in, the HML's "coaching" was verbal so a court will not acknowledge it because it's your word against his, but your lie was in writing before a neutral 3rd party notary public, so it was 'real.'
