I think people just like to skim over that part and focus on the pot of gold at the end.

Furnish it with decent furniture from Cost Plus or Pier 1, and furnish glasses and dishes and pot/pans etc, then try for a family who is transferring in or an upscale or corporate type.

If I am them, and I dont have a pot to piss in or a window to throw it out of... eviction is all that would get me out, sherriffs etc.. 

Any kind of flower plantings will have to be pruned, headed, weeded, edged, etc.If it was a small yard, I'd just cover the whole thing with concrete and tell the tenants they can grow plants in pots.
