Just to clarify, there will not be entitlement nor LADWP, this is a tenant improvement interior project where the permit is approved (We just need supplemental for non-bearing wall layout change) and we're decreasing occupancy.

I think all this renting versus buying comparison is nonsense, you don’t get Wealthy in real estate renting, you have the advantage for owner occupied rates and you can get supplemental income and get lots of tax benefits, loophole’s, force equity, development opportunities, and it’s unlimited teaching moments for the kiddos.

My personal choice was the F150...but some combination of a primary vehicle and supplement with a choice of trailor that suits the material being transported is recommended.

I've heard of investors compensating an agent hourly for research, or a flat rate for finding properties plus the commission.Interested to see what @Kim Tucker says about this, although she already suggested wholesaling and investing on my own to supplement income.
