@Robert Ellis I hold true to the 1% rule, however you can improve that dramatically with the abundance of Value add duplex's on Campus.For Example my duplex - Bought $305,000Was previously rented at $2,100 which made this a .7% dealPut $40,000 in Reno and added 3 beds, 2 baths overallNow it rents for $4,800 making it a 1.4% dealAnd you are right, if you do not get next years leases signed by January, you will have to reduce price, or rent out each bedroom to individuals.
