Every year learn a new major skill: accounting or whatever is your weakness.

You need to read your current lease and see what it allows for current tenant selling of the business and landlord approvals.Definitely if potential new tenant is weak and current tenant is strong with a personal guarantee then look to keep them on.

everyone has a zone of genius.....imagine finding that person that compliments your weaknesses and helps you scale.....imma proponent for partnerships....every deal i did was a JV....now they were flips or wholesales......but i would do it on apartment deals also

Contacts, suppliers, sub-contractors, local permitting and zoning process knowledge.... [5] Do you know the local Lien Release procedure and how to CYA on this--b/c it's important.[6] Do you know how to slump test concrete, and your potential partner does not, or vice versa...compare skills,,,and try to fill in weaknesses vs duplicate strengths.

Which is why I've always referred to a weak CF ("mehh") deal as negative CF waiting to happen. 

I believe my only options are civil and that seems weak.
