My question is do I have to let her live out her lease of a unrealistically low 275 a month lease for the remainder of her term or can I evict her once the deed is re orded in my name.  

Most are predicting OpEx that is unrealistically low, rent growth that is unrealistically high, etc.Those people (most people) buy the market.

I want paid off properties just in case for whatever the future brings if i cant rent out half the properties i dont want to be stuck on paying the bill (this is saying like something bad bad happening in the future) and for whatever reason i have to sell the restaurant i dont have to worry about debt as muchSeriously like if ***** hits the fan imagine having all these loans and not being able to pay emIf economy crashes i cant charge that much rent or rent at all who knowsIt may sound unrealistic but its a fear/concern i haveImagine if half the properties are paid for ill have twice as much more cashflow thats what my eyes seeNot every investor makes it just wanna be safe here i know i know the greater the risk the greater the reward and vice versa

I think for me the key was actually to not be too strict or unrealistic with my goals.

To focus on a list of 5-10 realistic or unrealistic projects at one time would drive me crazy.

All the OP did was combine the formula for compound interest with a totally unrealistic, unworkable, and undoable investment system and add some unverifiable academic and unverifiable professional credentials to the mix.

I see more properties for sale and longer DOM in all of Miami.Prices are a bit unrealistic even in some of the war zone neighborhoods.

What I'm having trouble finding is an example with actual numbers from a real world example.Usually I see holding costs/closing costs/origination fees/mortgage fees are left out of examples and make things a bit unrealistic when I go to run numbers on analyzing a property.
