A few months ago we did the streamline refinance of the FHA loan and it broke down as such: nothing out of pocket, around $5k added on to the principal but we got to skip two mortgage payments equaling around $5k.

@Kyle Gregg There's a Streamline 203(k) and a regular 203(k) loan.

Follow this formula: (Buy house cheap) + (Cost to renovate house to be worth more than you bought for) + (Sell to someone who will pay that) = Profit * Repeat I can understand how that simplified mindset may work for someone who is simply looking to flip a house here and there as a hobby however I'm trying to have a more streamlined and calculated plan of action which can help allow me to scale efficiently being that I'm doing this full-time now.

However,  let me know if you find someone that will lend without appraising.Fha streamlines don't require appraisal. 

If the numbers work, why not do the 203k streamline (FHA)?

I bought his second book too and really like how he streamlined everything I'm all already doing as an investor to cut my investing time literally in half.

While clients that begin the process with us and go A-Z, no matter the type of project, streamline/limited or full/standard have a smoother and fruitful experience and are able to enjoy the house they have worked with us to convert into a home.  

If you feel like you need representation, for sure use an agent but, understand you can get representation with a lawyer which WILL be present with you in court and also understand that with representation you do gain a streamlined process which is the value an agent brings in today's market but you loose a connection with the seller's side.
