@Mark Cios When you accept a Section 8 tenant, the housing authority will do an inspection of the property and recommend repairs or modifications you need to make to meet their standards.

I am also in the process of trying to either get a loan modification or a refinance, however, my debt to income is too high for a refinance and I am being told for a modification the house must be in foreclosure or considered a hardship.

Yes, that's what I was saying, the loan will be more likely to be audited after a modification, wait a couple years to mess with deeds, IMO, but even then, yes, the due on sale clause is real.

Again, note modifications are the new extension of credit just as originating a new note, just because you own the note doesn't give you a license to originate new notes or extend credit.

If you're trying to find a manager at less than 10% (for fewer than 30 units), that could necessitate additional management overhead, as you've probably hired a smaller firm that won't be as well staffed and responsive as the larger property management companies.
