I wouldn't have a problem with this but new investors aren't me, don't mean to brag but they are saying the deal has to be underwritten prudently, that's an impossibility for a first time seller unless they get help.I mentioned no balloon until a third of the principal had been paid, ooops, looks like no balloon, then no balloon in the first 5 years, so I guess that's up in the air from the original version.I also see note investors are pulling thier hair out, as I mentioned here in the "What do you want Mr.

If the lender were to be treated as an unsecured creditor, absent affirmative documentation signed by PR, I think the lender could be outmaneuvered.

Quitclaim deeds are a blunt instrument tool and are best used to eliminate a potential claim rather than affirm the passing of title.Lastly, I suggest you target a small geographic area, perhaps even a portion of one county to start, and become something of an expert on values and neighborhoods.

It does not take much to give off odor.I had a unit that had a wet dog smell, I did a complete remodel and still had the odor I found a big hair ball under the fridge.Paint the subfloor with KilzCaulk trim (hair can get between wall and baseboard)Vacuum registers and cold air return ducts and change filterOpen windows for a few days can helpPaint or wash all surfacesIf unit has been vacant drain traps may be empty allowing sewer gas backup
