I used to work for the IRS in the Criminal Investigation Division, and I can address your question, which is a good one that I hear several times a year.Basically, a mortgage is not transferable.

If you're going to be renting in NJ, I suggest starting out by learning the landlord-tenant laws there.http://www.state.nj.us/dca/divisions/codes/offices...https://www.lsnjlaw.org/Publications/Pages/Manuals...To learn about Section 8, I'd suggest making an appointment with the housing authority.

1) seek attorney advice,2) mail letter stating that you have verbally been notifying him as these repairs for x month, list ALL needed repairs, all future rents will be escrow3) email to him the same letter4) take a copy of that letter to your county's court house and request a rent escrow account (this is no charge in our county; don't know about your's)5) call your city's code enforcement division and ask about help with the list and if you can provide them with the letter/list6) make sure all future rents are paid in full/ on time to escrow.7) find another place to move ASAPThis will give the bad landlord a little 'slap on the wrist', maybe fined by city, maybe forced to make repairs, maybe be will have the escrow-ed funds released to you instead of LandLord after a court appearance.good luck.

I've contacted the Ohio Division of Real Estate Licensing to see if I could get licensed with a felony conviction and they pretty much said that I would just have to take the required courses and submit an application to be reviewed.
