This is a GREAT strategy as long as you are CONFIDENT that you will be able to close, and on time.Just make sure you have permission from the Seller and/or the Seller's agent to market the property for rent AND have access to the property to show it to prospective Tenants.

Pretty silly for him to go in and enter the property without your permission, but I guess the lesson here (for you and me both) is always make your first move changing locks. 

He has a good ethic (always pays rent a week or two early and asks permission before doing anything to the property) , so I'll definitely be giving him a try whan the need arises. 

Apparently  they need to come down the attic into a ceiling from what I understand, and they need my permission.
