hey @Matthew Toporowski, at the least I would check their financials/tax returns to see how profitable they are (which translates into how easy it will be to pay your rent).

It's easy to pay the premium, less easy to get claims paid in many cases.

Now mainly because of this boat, he is Not paying rent for this month and wants to leave(I'm happy that he wants to go).

Any other recommendation to ensurebthat umrella insurance is full proof and that it actually works and they dont bring that one disclaimer if and when it comes for actually paying for the insurance claim,  if ever.

I would find other ways to pay off the HELOC - even if you have no cash flow temporarily.

I'm ordering title searches and am trying to avoid having to pay for more title searches than needed.
