It's one of the reasons I am in the process of building a hybrid apartment/hotel in PHX, which will have the STR benefits of automation, full kitchens, and separate living and sleeping areas while having a pool, gym, outdoor courtyard, fire pit, grilling station, central location near shopping and restaurants, efficiencies of scale, commercial zoning, and no residential neighborhood challenges.

If they say, I love it here because there are so many parks for my kids to play…Then say I have kids too, my kids love to get outdoors.

The inspector came and reported a few points, most important was that the outdoor pipes had to be contained in a box of some sort and filled up with sand for freezing protection. 

.)-$250 per bathroom-$1500 per living area (including outdoor spaces)-$1200 for a Kitchen + Dining -$500 miscellaneous That's buying everything new, so if you have the time and energy to shop around for some gently used furniture, you COULD do it cheaper, but I've found that the financial savings is seldom worth the time and effort it requires.

@Keith Martel glamping (glamorous camping) is for sure a customer trend and market that makes this place amazingPeople are revenge spending BIG on Travel and the Outdoors so I see this doing really well !

What about finished outdoor space?

We have Roku TVs in all the bedrooms, living room and covered outdoor areas of our Orlando STR’s.

Randy  I agree that a starting capacitor is a very common problem.Sometimes they coolant gets low from a small leak and causes the coil to freeze over.If it's a split unit I would see if the pipe that has the insulation on it from the outdoor unit is cold or cool.Also see if the outdoor fan is turning.
