About a year after the flood, we moved and we took up 2000 sq ft of flooring and piled it up in an unheated detached garage for storage and then about 6 months later relaid it on a cement slab in an apartment; other than some minor chipping on the lips that made the install a little harder, the stuff was like new.

(The sponsor can chip in capital, investors can add capital under capital call, but one deal, outside of a fund, cannot support another in trouble).

But with smaller chips to play with and less than an hour drive Jersey gets the job done.

Property gets put under contract and then with due diligence and inspections you slowly start chipping away with price reductions.

Showed that some work was needed (at least some concrete that seemed chipped, a boarded window).It's the inside that is always the surprise; when you get those photos, then we can offer better opinions :cool:

Will they totally reglaze (with warranty) or touch up a few chips?
