I am under contract to purchase a nice little rental in Baltimore for 15k...but the title search revealed that NONE of the past 3 owners purchased title insurance, so there are several old judgments on title.

Thanks and yes I do use a service for tenant screening that requires the applicant to pay for a credit and background check; now so the only concern may be what the background check reveals like evictions or one applicant chooses to lie on their application.
