Was remodeling his bathrooms and where his sink drains joined the cast iron stack were rusted completely closed  (which was most prevalent with this galvanized pipe where it entered the cast stack). 

Do you have cast iron drain lines?

The cast iron pipes still fail, and so on. 

But most importantly (b) I get a strong sense your the personality who NEEDS it to be away, so you don't sit and fret and hover on it all the time, which you will if it's close by, and ironically being a "helicopter landlord" is what will greatly increase tenant issues, not decrease them. #2 - PM use is a MUST.

Iron these things out and it sounds like a good deal.

But let's work under the assumption for that everything you stated is iron clad in stone with no exceptions.  

Ironically I was able to get multiple quotes in less than a day after terminating my contract with suncoast.

I would have at least couple different iron clad exit plans in place if you do decide to roll the dice.   

Both times they were my goldmine, how ironic right?
