@Steve Wilcox Very well said, I don't market at all to investor looking to flip, mostly because I understand that they are trying to generate the most bang for there buck, I will however offer advice and even try to get them over to one of my own remodels so that they can get a visual for what it's like to take a house down to the bare studs or even see the foundation form work be done.

It is hard to visualize the original but given you had to go to a 3 bedroom from a 4 bedroom it really must have been a mess.I do agree with @Robert Whitfield that as a buyer I would have liked to have seen more cabinet space in the kitchen or dining area.
