So in my mind an example would translate to: if I made $50k profit in capital gains, I would pay taxes on $25K and that $25K would be considered income.

I intend to wholesale single families 3/2 and 4/2, mostly in the South - however I am always open-minded for recommendations, geographical as well as ones about specializations, niches etc.Off topic: outside of real estate thing I am a professional translator, a professional mountaineer and a mountain guide (though not certified in US) - actually loving all these both as a work and as a hobby.

(Take it from a Mathematics degreed, NASA scientist).You can not take a small sample from a larger environment with a specific set of characteristics and group them into one audience and then conclude that BECAUSE of the characteristics you have seleceted you then project that characteristic over the entire group.Duh.. that obviously doeant make sense.Let me translate this into English.You have a bunch of apples. some red, some green some yellow.You take all the red ones away and place them into one group.

That translates to me as "definitely needs $10k and probably more. 

How does this translate to the downpayment and the capital?

The translating is pretty common so that ambiguity may increase our risk, as it certainly adds confusion to the communication process.I am wondering if anyone else does this kind of assigning to retail buyers and if so, their stories?

I find this is simple to explain to partners and translates well to other markets.
