Kevin, I am not an attorney, however, your situation is quite unique and would call for some interpretation which can and should be done through the city and perhaps your attorney to represent your interests.That said, a multi family property with two detached units on it which subsequently got downgraded to single family zoning should have the 2 existing units grandfathered in to remain.
