@Neil G.I've used http://www.idxbroker.com/ in the past and it comes to about $30-$75 a month, depending on what additional tools and services you subscribe to.Personally, we're starting to look at not including the IDX integration directly into the site and just linking folks to a page with the search widget provided by themls.com, included with you MLS subscription.

Essentially this gmail account is completely unable to send outgoing email, permanently.Based on what I've seen, it seems 25 mails per day is a pretty small and reasonable number that many people subscribe to as being a decent marketing stream for Craigslist.

Based on your story, I would work with her.She seems to understand the impact of an eviction.If she can't come up with the $500, I would take a partial payment for whatever she has in her bank account.The eviction will cost you more than the $500.Hell, sometimes I feel compelled to review their finances with them and see where they can cut expenses, just so I can get my rent easier.I have had tenants who shouldn't be subscribing to cable or direcTV or full blown cell phone plans.

You can pull credit by getting the applicant's SSN and subscribing to a credit check service.To be honest, if your units are really low-income, the credit check can be a waste of time.

These private IDX systems have agreements with each of the MLS systems to use their data to resell to the Realtors for their websites.Listings are uploaded to the MLS system their association subscribes to and if the property is close to a boundary the real estate company will have to re-enter the listing in a second system.I agree with TN-Apprentice, the secret to these systems is the agents are basically forced to use a particular system because it is controlled by their association.Hope this helps.John
