.šŸ˜³Ā One property I was trying to sell the neighbor would turn up his music and walk around with his shirt off at all the wrong times when I was trying to show a potential buyer.Another Property, the next-door neighbor had two Doberman pincher dogs that would come rushing up to the fence, barking and growling ferociously when we had a potential buyer.

CA has whats all an AITDĀ  "All inclusive Deed of TRUST" this is a brilliant debt instrument.. that allows you as the seller (beneficiary) on the wrap to foreclose without any legal snags.U have to continue to pay the person you bought property from though and that is the EXTREME risk to selling on Wraps if you have little to no reserves.. your buyer defaults and now your chunking out money monthly why you are foreclosing which takes a year in most places and cost 3 to 10k in most places.

I think the problem sometimes the bp community runs into is the people most attracted to these ideas are often the least financially sophisticated people, they donā€™t understand risk, they donā€™tĀ understand cap rates, they donā€™t understand debt structure and instruments, they often donā€™t evenĀ understand basic financial concepts.

Here are some bullet points:Ā Real Estate Mentorships can be great for speeding up your education in RE investingĀ Real Estate programs can help build new profitable relationships that oneĀ otherwise would not have had (such as with successful people)Ā Real Estate Mentors often will not tell you how difficult/saturated/competitiveĀ the industry isĀ Real Estate Mentors often won't tell you how unlikely you are to succeed (similar toĀ the music/entertainment industry)Ā Real Estate Mentors will often talk down on corporate jobs, even though many corporate jobs have less stress and better pay than running your own real estate wholesaling/investing business (especially when those jobs are commissions sales jobs)Ā Real Estate Mentors are highly incentivized not to tell the whole truth b/c it does not benefit their income to do so (i.e. - telling the whole truth would mean less mentees signing up for their $10k programs and therefore less money for them)Real Estate wholesaling is similar to the music/entertainment industry in that there is a very low barrier to entry and only a few who will succeed (regardless of how hard he/she works)Please note that I am not trying to be negative here.
