If you see a pattern (which is common) of distress within the units then it's easy to multiply across unit types.  

On an apartment complex where you can come up with a typical amount per unit and then multiply by several units, then maybe yes.

Let me share a story on a CL laborer "GIG" hire.Several years ago I had to create a few drain fields for my swimming pool, and at the end I end up with a big pile of excavated sand that needs to be disposed of.Imagine how much sand a typical bathtub will hold, well multiply that by 5.I posted an ad on CL, posted a picture of the big mount of sand, gave the estimated volume how many cubic feet, and asked for a lump sum quote to come pick it up and dispose of it. 

This can be calculate roughly by using the GRM, gross rent multiplier (all property rent of a year time divided into thee property price).  

While that isn't bad, with only 100 letters a month I need to multiply that 10 fold to make a business out of it.

There were multiply offers on this property within a few days and will probably go fast.

Deferred maintenances are always something to watch out for, but multiply that by the number of units when you start looking at multifams. 

While there are dozens of financial terms used in Real Estate, terms like Capitalization Rate, Gross Multiplier, Return ON Investment, Return OF Investment, and on and on, the final number is HOW MUCH ACTUAL DOLLARS will you make that you can spend.

Multiply that by a bunch of good people working together and imagine the possibilities.

GRM, or gross rent multiplier is another valuation metric, but I can't seem to find it so worthwhile yet.
