separating the cost of things that ARE related to the house only (I.E)  flooring has a different shelf life as do appliances cabinetry etc. that depreciate at different time durations your personal items have nothing to do with anything related  other than items that are needed to perform monthly maintenance  lawn mowers weed whackers etc.   

So, I only see you winning on the shelf damages. 

There are infinite ways to structure partnerships, and partners can come from anywhere.

Books are more my speed I guess because I can stack them on the shelf afterwards.
