We are also currently working on writing our first lease agreement, our question is if we include all of the tenant's children/relatives etc... age 18 and older that will be living in the home on the lease and if the mother or father leaves, moves out, etc... will all of the remaining adults on the lease be fully and legally responsible to fulfill the remaining months on the lease? 

This new endeavor that I have been researching has become my dream now, and I am willing to attempt any task to fulfill my goals.

You fulfilled your obligation as the landlord, what they do from here is on them.

You aren't providing a service, you are fulfilling a contractual obligation to close on a real estate transaction, unless there are issues that allow you to get out of the contract (inspection issues, etc).

It becomes a self-fulfilling liquidity issue.Get on to local lenders and some brokers on this side to get a blanket facility sorted.Most commercial loans that work for residential will allows between 65% LTV and 80% LTV.

This is by design - it wouldn't be a good barometer of your likelihood to fulfill your financial obligations if it could be fixed quickly and easily with tricks and gimmicks!

They didn't give me an exact date but based on the terms of the lease, the end of October would be when their half of our agreement is fulfilled.
