Bidding and writing up jobs is exhausting and boring, and we like working with our hands, not fine tuning estimates (which we have to do, but hopefully as little as possible).

As for partner/private lenders I have exhausted my options with people I know who are capable of investing without asking complete strangers.

As a minor additional point, I was told that as gains are recognized in current and future periods, the total amount will be taxed at the 25% rate until all prior depreciation has been recognized/exhausted... and then the remaining gains will be taxed at the normal 15% cap gains tax rate.The CPA/tax attorney also demonstrated that his tax software does the full deferral of the accumulated depreciation in the manner in which he described.There is much confusion and misinformation on-line (including here on BP), which is surprising give how common it is to sell rental real estate property with seller financing.  

One time I found a set of new, never used, chrome exhaust manifolds for a 3.8 liter Jaguar.

Also, this was not exhaustive of the entire BP membership as that is just too much effort, and IMO there are probably many others worthy of being included in this list.

Sounds like an exhausting exercise to save a few dollars.

After 3 days of nonstop networking and 2 days of nonstop learning, I'm exhausted.

Eventually you get there, but there are no rockets, no stars, no music, you're exhausted and you can't remeber what it was all about, just another post!

I tried cold calling lists to find deals but found it exhausting and not really something I was good at.
