Essentially it was a "normal" purchase (just so happens it was his parents), we had a CO inspection and appraisal, we just didn't use a realtor.

Like the example above mentioned that the mineral rights have been sold on allot of land in Texas and without knowing it you might already have a co-owner in the land.
