I've purchased homes without agents and I don't want to waste their time during this process, I know how new buyers can abuse them when they don't know what they want yet. 

Disposals are abused, and you see what happens with the dishwasher...

The other factor was that the house had undergone some abuse like kids drawing on the walls and filthy carpet...which means unattended children.I remember when I was much younger I purchased a $3,000 living room set because I liked the painting that was hanging over.

It is certainly an abuse of power and I think the law behind it needs refinement to prevent such abuse.

They function great as long as they are not abused.

I’ve always heard not to have the utilities in your name as the landlord because they will abuse it and then not pay.

I did a quick background and found he's been in jail for assault with a deadly weapon, child abuse with weapon, 2 counts of battery, he's a sexual predator, and violation of probation. 

But you get much better tenants, alot less abuse on your units, and get much better rents.
