We try to tailor each one to the market it's in rather than try to "shoe-horn" each one into some generic package.

Save you money on generic mustard and pickles, but don't save your money on a low cost leader in Property Management.

An example: Home formerly listed (expired, off market, etc.) at $350K (history shows originally listed at $395K with gradual price changes to $350K), you negotiate and place under contract for $300K, you sell (to retail buyer) for $325K.Of course, this is a generic example but in this case, a history can help you.

Run that scenario out for several years and the net value will be significantly more than if you just paid taxes on income, invested the after-tax sum into notes, and then paid taxes on the note income. So, no hard answer as we do not have all the pertinent facts, but hopefully that helps you look at your situation and see if this merits exploring further. If it may be a while before you can build enough capital to invest in alternative assets, it may still make sense to setup a generic brokerage 401k for now and start squirreling away some tax-sheltered savings.

As for tapering, I see it as necessary to avoid higher inflation and further devaluation of our currency, but it will really shake things up, especially in housing. These two items don't include a generic correction like what you describe.

I've sent out my first letters from recent driving around I've done.15 in total. The more I listen to the podcasts and read on the site I realize that number is really low.My question is where is the best place to gather a larger list to mass mail. Also wondering why most examples of letters I see are hand written.I was thinking about setting up a generic letter on Office and just plugging in the name and address and printing them out. Thanks

Nothing against biggerpockets obviously but I am curious if the pro users here do use their state specific lease documents at all or if you each use a lawyer or even just a generic lease. Also with tenant screening - biggerpockets obviously partners with Smart move, until I started regularly reading this forum I had never heard of them before.

If an agent's idea of sourcing properties is to just put you on a generic MLS alert and otherwise never speak to you again, then what value are they adding to you?
