In this case, what I would do is just give the tenant a Christmas gift and give them free rent for the last two weeks of Dec AS LONG AS she can get utilities on and pay her deposit.

I can still recall the first time I had money to buy a really nice Christmas present for my children. 

Only issue I have is time - project management is up my alley for sure, but with the large scope of the project, a few heads are certainly better than one.If you're experienced (and serious, of course) and a project like this makes you drool or excites you like a kid at Christmas - send me a colleague request!

What do I do if an urgent problem (plumbing, HVAC, etc.) comes up on, say, Christmas Day and the plumber or HVAC guy or whoever can't get to it that day?

I feel love for my wife and children, hatred for liars and thieves, joy for Christmas, etc.....

(Ever have a tenant advocate show up in eviction court to argue that it was okay for the tenant not to pay rent because they were trying to give their children "a good Christmas?"
